Home Staging = Faster Sale at a Higher Price Point
Home staging is a real estate selling tactic that utilizes decoration and furniture to display a home’s assets in the best possible light. When done correctly, home staging makes a house appear more attractive and helps buyers imagine themselves moving in and living there, resulting in less time on the market! It can also increase the value of a home… There’s nothing to lose and so much to gain!
1. Boost Curb Appeal
Curb appeal refers to the attractiveness of a property for sale and its surroundings when viewed from the street. Power wash the siding & walkways, mow the lawn, wash the windows, repaint the porch, and/or plant blooming flowers.
2. CLEAN
This is the cheapest way to help your home shine. Mop the floors, clean the counters, scrub the grout, dust the corners! A clean home is an inviting home. You might even want to hire a cleaner to handle the really tough parts, particularly if you have a large home or a busy schedule.
3. Reduce Clutter!!
When we say “reduce” we mean get rid of all of it. Countertops, tables, and shelves especially should be cleared as much as possible. Remove piles of stuff from the floors and clear out cabinets, cupboards, and closets as much as possible. This may require temporarily utilizing offsite storage, but it’s well worth it to impress potential buyers. Less stuff = cleaner & more space = more inviting to potential buyers.
4. Boost your Feng Shui
Consider rearranging your furniture in a more appealing configuration. Place a few appealing decorations. Styling your bookshelves, hanging curtains, placing vases of cut flowers, and decorating your dining room table are all good ideas to strike a soothing balance between clean and lived-in.
5. Be Aware of Smells
Particularly if you have pets, make sure to be aware of how your home smells before a showing. Smell is an invisible selling tactic already used by commercial stores, and it can subconsciously make potential buyers feel more comfortable and impressed with your home. Be extra vigilant about vacuuming and washing surfaces, and perhaps plug in an air freshener on your way out! You could even try baking something sweet right before a showing to fill your home with warm home-cooked smells.
6. Think “Dream Home”
Pay attention to the details. Hang a piece of artwork, paint an accent wall, whitewash the baseboards, place a cushy rug. Keep the trash emptied, the towels clean and straight, the soap bars fresh, and the lightbulbs functioning. Emphasize natural light and windows. Choose sophisticated neutral colors that make everything look pulled together.
